BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section A. That Chapter 88, Code of Ordinances of the City of Kansas City, Missouri, commonly known as the Zoning and Development Code, is hereby amended by enacting a new section to be known as Section 88-20A-1562, rezoning an area of about 0.45 acres generally located at 3924 Montgall Avenue from Districts R-1.5 (Residential 1.5) and R-2.5 (Residential 2.5) to District B2-1 (Neighborhood Business), said section to read as follows:

3926 Montgall Oak Park Annex Lots 13 thru 15 & prt NW 1/4 SW 1/4 Sec 22 49 33 beg on w li Montgall Ave 240.42 ft s of s li 39th St th s 58 ft to n li Oak Park Annex th w 119.4 ft th n 58 ft th e 119.4 ft to beg.
Tract 1:
All that part of the Northwest 1/4 of the Southwest 1/4 of Section 22, Township 49, Range 33 in Kansas City, Jackson County, Missouri, described as follows: Beginning at a point on the West line of Montgall Avenue, as now established, 240.42 feet South of the South line of 39th Street as now established, thence South along the West line of Montgall Avenue a distance of 58 feet, more or less, to the North line of Oak Park Annex, a subdivision; thence West along the North line of said subdivision 119.4 feet to a point 138 feet East of the East line of Prospect Avenue, as now established; thence North along a line parallel to the East line of Prospect Avenue a distance of 58 feet; thence East and parallel to the South line of 39th Street 119.4 feet, more or less, to the point of the beginning.
