Authorizing the Director of General Services to negotiate and execute an amendment to the lease with Kansas City Blues Juke House, LLC for the property located at 1700 East 18th Street, Kansas City, Missouri 64108 for an additional five (5) year term; and authorizing the Director of General Services to waive rents in an amount not to exceed $60,000.00.

WHEREAS, Kansas City Blues Juke House, LLC (the “Juke House”) serves as an important cultural venue within the Historic 18th and Vine Jazz District; and
WHEREAS, the Juke House leases its space from the City; and
WHEREAS, the Juke House helps preserve Kansas City’s blues, jazz, and traditional dance culture by providing regular live performances, community jam sessions, and opportunities for local musicians and artists to perform and develop their crafts; and
WHEREAS, the Juke House contributes to the Historic 18th and Vine Jazz District’s economic activity, supports nearby businesses, attracts visitors, and provides a community gathering space that complements other cultural institutions in the area; and
WHEREAS, due to various factors negatively impacting business operations in previous years, the Juke House seeks partial rent forgiveness in order to grow and maintain its presence as a cultural institution within the Historic 18th and Vine Jazz District; NOW, THEREFORE
BE IT ORDAINED BY THE COUNCIL OF KANSAS CITY:
Section 1. That the Director of the General Services Department (the “Director”) is hereby authorized to negotiate and enter into amendment to the lease with Kansas City Blues Juke House, LLC (“Lessee”) for the property located at 1700 East 18th Street, Kansas City, Missouri 64108 for an additional five (5) year term (the “Lease Amendment”).
Section 2. That, pursuant to the terms of the Lease Amendment, the Director is hereby authorized to waive rents in an amount not to exceed $60,000.00, provided that the Lessee has (1) hosted at least four (4) public jazz sessions each month; (2) provided open access for public jam sessions and community rehearsals; and (3) kept detailed records of attendance numbers, schedules, and community participation.
